What we set out to achieve
Demolish and remove an existing 8,000 sq ft industrial building and associated concrete paving
Strip and stockpile 3,000 cubic metres of topsoil for future landscaping restoration
Achieve mass grading to design elevations for the building pad, parking areas, and stormwater pond
Install erosion and sediment control measures meeting TRCA and municipal requirements

Completed hazardous materials survey and obtained demolition permit from Durham Region
Demolished the existing steel and concrete industrial building with material separation for recycling
Crushed 400 cubic metres of concrete on-site for reuse as granular base material, reducing waste export costs
Stripped topsoil across 5 acres, stockpiling in windrows for future site landscaping
Performed 12,000 cubic metres of cut and fill earthwork to achieve design subgrade elevations
Constructed a stormwater management pond with clay liner and outlet control structure

Obstacles we overcame during the project
Discovered buried fuel oil tank during demolition requiring Phase 2 environmental assessment and remediation
Soft subgrade conditions in the parking area required geogrid reinforcement to achieve required bearing capacity
TRCA required additional sediment control measures after a large rainfall event mid-project
Results & Outcomes
What we achieved for our client
Site delivered to the general contractor fully graded and ready for building construction
Environmental remediation completed with Record of Site Condition filed and approved by the MOE
95% of demolition materials were recycled, exceeding the 80% diversion target
Project completed within 8 weeks despite the unexpected environmental remediation scope addition
