What we set out to achieve
Excavate a 4,200 sq ft foundation footprint to design depth of 3.2 metres on a sloped lot
Manage clay soil conditions that required careful benching and dewatering
Install foundation drainage system including weeping tile and drainage stone
Achieve footing grades within ±10mm tolerance for the concrete forming contractor

Established survey benchmarks and laid out building corners using GPS total station
Excavated 1,200 cubic metres of clay soil with proper benching on the uphill side for slope stability
Fine-graded all footing trenches to design elevation within ±8mm tolerance using laser-guided equipment
Installed 120m of perforated weeping tile with filter sock and clear stone drainage blanket
Placed and compacted 19mm clear stone drainage layer beneath the basement slab area
Stockpiled clean backfill material on-site and completed engineered backfill after foundation walls were stripped
Challenges & Solutions
Obstacles we overcame during the project
Clay soil retained moisture, requiring extra dewatering effort and careful scheduling around weather
Walkout basement design required a stepped excavation profile with different depths at front and rear
Adjacent property retaining wall required monitoring during excavation to prevent movement
Results & Outcomes
What we achieved for our client
All footing grades verified within ±8mm tolerance—exceeding the ±10mm contract requirement
Foundation drainage system passed municipal inspection and flow test on first attempt
Zero movement detected on adjacent retaining wall throughout the excavation process
Concrete forming crew was able to begin work the same day excavation was completed, maintaining project schedule
